  • Why Trust Is Critical to a Real Estate Agent’s Reputation

Why Trust Is Critical to a Real Estate Agent’s Reputation

After 24 years guiding clients through Austin’s dynamic real estate landscape, I’ve learned that trust isn’t just a buzzword—it’s the foundation of every successful transaction. My engineering background taught me that details matter, but it’s honesty, transparency, and reliability that truly build lasting relationships. When clients feel confident in their agent, negotiations go smoother, referrals grow, and real estate becomes more accessible for everyone. As President of the Korean American Association of Greater Austin, fostering trust across languages and cultures is part of my daily work. Whether you’re taking your first step or your hundredth, I believe real estate should always be grounded in clear communication and genuine partnership.

    North Burnet/Gateway: Is Connectivity a Deal-Breaker?

North Burnet/Gateway offers expanding housing, offices, shopping, and planned pedestrian, bicycle, and transit connections—but historically limited internal street connectivity still matters. Daily trips may involve indirect routes or added pressure near Burnet Road and Research Boulevard. Before buying, test likely commutes, school runs, errands, and active-transportation routes at different times. Then weigh access to The Domain, the Red Line’s Howard and Lakeline stations, future redevelopment, traffic patterns, and neighborhood character. A local comparison can help you decide whether the area’s convenience and growth potential match your routine.

  • Austin’s Price-Drop Hotspots

    Austin’s Price-Drop Hotspots

Austin’s market is showing signs of a reset, with recent data indicating softer pricing, increased inventory, and more opportunities for negotiation. Rather than assuming every neighborhood is overvalued, buyers should examine price-drop activity, days on market, months of supply, and comparable sales block by block. This guide highlights how to identify vulnerable pockets, distinguish a real correction from a strategic list-price adjustment, and use current evidence to structure a stronger offer. Sellers can also use the same signals to price realistically and avoid chasing last year’s expectations. For a neighborhood-specific analysis, review the latest comparable sales with a local Austin real estate professional.

North Austin School Zones: The Boundaries That Can Move Home Values

In North Austin, school boundaries can influence home values by shaping buyer demand, perceived resale strength, and competition for homes in sought-after attendance zones. The impact is rarely uniform: neighborhood condition, commute, taxes, amenities, school programs, and property features also matter. Compare recent sales and price per square foot on both sides of a boundary, then verify current assignments directly with the district. Attendance zones and transfer policies can change, so treat school information as essential due diligence—not a guarantee of future appreciation. With Austin’s current market showing a median residential sale price of about $549,636 and roughly 5.4 months of supply, informed comparisons can help buyers negotiate and help sellers position their homes accurately.

  • Austin’s Lower-Tax Neighborhoods

    Austin’s Lower-Tax Neighborhoods

Property taxes can vary significantly across Austin and nearby communities because a home may fall under multiple taxing entities, including Travis County, a city, school districts, and special districts. Neighborhood names alone do not determine the final rate. This guide explains how to compare effective tax rates with the Travis County average, why areas such as Rollingwood and West Lake Hills require careful bill-level review, and how exemptions and assessed values affect costs. Buyers should verify the current tax statement for each property before making a decision. Contact a local real estate professional for a personalized comparison.

  • Texas Housing Supply, Looking Ahead | Call Susie at 512-695-1481

Texas continues to set the pace for housing growth—between 2020 and 2025, we've seen an 11% surge in housing units, from about 11.6 million to 12.8 million. That’s roughly 1.26 million new homes added in just five years—the largest numeric gain of any state and clear evidence of Texas’s large-scale development momentum. Our growth rate is nearly double the national average, and Texas ranks third by percentage growth, combining sheer scale with one of the fastest expansion rates in the country.

For those of us deeply involved in Austin and Texas real estate, these numbers highlight more than just impressive statistics—they reflect a real shift in our communities. With new residents arriving every day, rapid development brings fresh opportunities and new challenges: infrastructure, affordability, and evolving home service needs, especially in neighborhoods experiencing the most growth. As someone who’s helped hundreds of families and investors navigate Austin’s dynamic market, I know that clear data and local insight are more valuable than ever. Let’s keep the conversation grounded in what matters most to you—your goals, your questions, and making sense of a fast-changing landscape.

  • What Smaller U.S. Homes Could Mean for Buyers | Call Susie at 512-695-1481

Over the past decade, we’ve seen new single-family homes across the U.S. shift noticeably. The average home sold has trimmed down from 2,700 to 2,400 square feet, yet the price per square foot has ballooned by about 72%. In 2025, about one in four new homes sold measured under 1,800 square feet—compared to just one in six ten years ago. Conversely, the share of homes 3,000 square feet or larger has dropped from roughly one in three to one in five. Builders are adapting to rising land, labor, and material costs by designing smaller homes, striving to keep prices somewhat within reach, even as mortgage rates hover in the 6% to 7% range. For first-time and budget-focused buyers, these smaller homes could make things like down payments and monthly payments a bit more manageable—even if the cost per square foot remains high. In my 24 years guiding buyers and sellers in Austin, I’ve learned that the right fit rarely comes down to size alone. It’s about understanding how shifting trends and numbers translate to real choices for your goals. I’m here to make sense of these changes and help you move forward with clarity and confidence.
